In mould remediation, Condition describes how contaminated an indoor area is with mould and mould-related particles. It guides containment, cleaning, removal and verification while giving restorers, insurers and hygienists a shared language.
- Condition 1 — normal indoor fungal ecology for that building
- Condition 2 — settled spores and fragments elevated above Condition 1, without actual growth
- Condition 3 — actual mould growth is present
Remember: Mould remediation without correcting the moisture source is incomplete. S500 water Category/Class and S520 mould Condition answer different questions.
Condition 1Normal fungal ecology
An indoor environment consistent with a well-maintained building: mould and related particles remain at normal background levels without evidence of amplification from water or humidity.
- No visible mould growth attributed to the loss
- No growth-associated odour tied to wet materials
- Surfaces and air consistent with a clean, dry indoor space
Condition 1 is the practical goal after remediation and drying — a normal indoor ecology, not a sterile building with zero spores.
Condition 2Settled spores and fragments
Settled spores, fragments and related particles are elevated above Condition 1, but actual mould growth is not present on those surfaces. This can occur beside a Condition 3 area or after poor containment and disturbance.
- Often found adjacent to active growth
- Can follow demolition, air movement or inadequate containment
- Usually requires detailed cleaning, commonly with HEPA controls
Condition 2 cleaning will not hold if active Condition 3 growth and the moisture source remain nearby.
Condition 3Actual mould growth
Actual mould growth is present on materials, either visibly or confirmed in a concealed area. This Condition commonly drives material-removal, containment and verification decisions.
- Growth on plasterboard, timber, skirtings, ceilings or contents
- Growth inside walls, beneath floors or behind joinery
- Porous materials with growth may require removal; sound non-porous materials may be cleanable
Condition 3 remediation commonly uses containment, controlled demolition, HEPA vacuuming and detailed cleaning, followed by drying and verification.
